What brokers ask us.

They span eight domains: borrower profile and identity, income and employment structure, credit and liabilities, property and valuation, down payment and source of funds, existing mortgage and payout mechanics, lender policy fit, and deal timing against the rate market. The domain breakdown and the count in each is published above. What each point is weighted at, and how they interact, is proprietary — that is the part that produces a better answer than a spreadsheet.

No. It is decision support for a licensed broker or agent. The engine assembles, prices and ranks; the licensed professional advises the client, signs the application, and remains responsible for suitability and disclosure. Nothing reaches a client without an agent releasing it.

Program families across the full Canadian stack — chartered banks, monolines, credit unions, alt-A and B lenders, MICs and private capital — filtered to the panel your brokerage is actually contracted with. We don't recommend a lender you can't submit to.

On total cost of borrowing over the term: payment at Canadian semi-annual compounding, interest paid over the term, balance at renewal, lender fees, penalty or IRD exposure on an early payout, and the value of prepayment privileges. Two mortgages at an identical rate routinely differ by thousands once those are priced.

Yes. IntelliRate ingests deals from common Canadian origination systems and CRMs and pushes a completed, condition-checked package back out for submission. It sits alongside your stack rather than replacing it, so nobody has to relearn where deals live.

Panel configuration and intake branding is typically a matter of days, not months. The heavier work is mapping your brokerage's lender contracts and compliance retention rules, which we do with you rather than handing over a config screen.

The engine returns a ranked list of exactly which missing data points would change the outcome — so the agent chases the three documents that matter instead of the fourteen on a generic checklist.

Data is encrypted in transit and at rest, hosted in Canadian regions, access-scoped per agent and retained on your brokerage's schedule. IntelliRate supports PIPEDA obligations and FINTRAC record-keeping and produces an audit trail for every recommendation shown to a client.
