AI mortgage infrastructure for Canadian brokers

Every application hides a better mortgage.
268 data points find it.

IntelliRate® reads a borrower file the way your sharpest underwriter would — then models it against thousands of lender-program scenarios and returns the one structure with the lowest total cost of borrowing. In dollars. Before you submit.

The gap
Why good files lose money

The best mortgage on the file is rarely the one on the rate sheet.

Rate is one variable out of hundreds. Brokers lose deals — and clients lose money — in the space between what a file actually says and what anyone has time to check against every lender's guideline.

Time

Manual comparison doesn't scale

Cross-referencing one borrower against a dozen lenders' rate sheets, guideline PDFs, fee schedules and prepayment terms is hours of work per file. So most files get compared against three or four options, and the rest of the panel never gets looked at.

Cost

Rate hides the real number

Two 5-year fixed offers at the same rate can differ by five figures once lender fees, IRD penalty formulas, prepayment privileges, portability and insured-versus-uninsured pricing are costed out. Clients compare rates. They should be comparing cost of borrowing.

Fallout

Declines you could have predicted

A file that fails on GDS/TDS at one lender, on income documentation at another and on property type at a third burns a week per attempt. The signals that predicted each decline were sitting in the application on day one.

What the engine reads

268 data points. Eight domains. One answer.

We publish the domains and the count in each, because you should be able to tell a client what informed their recommendation. What each point is weighted at stays ours.

The pipeline
Client intake to funding

Six stages. The broker owns every decision; the engine does every comparison.

Each stage consumes the output of the one before it, and nothing advances without the licensed agent releasing it.
